Côta Vera
How big is Côta Vera?
Côta Vera will be 868 developable acres in total with about 3330 for sale homes and 2,500 for lease apartments. Phase 1 will have about 1450 for sale homes and 1000 for lease homes and 175 affordable housing units, and Phase 2 will have about 1,900 for sale homes, 1,200 for lease apartments and 275 Affordable housing units. The development 5,850 units across the entire project. (Note: Subject to change based on Developer land plan and City Approvals.).

Which homebuilders are building in Côta Vera?
Currently there are four homebuilders: Shea Homes, Lennar, Cal West and soon, Hallmark. As the building progresses, there is a potential of more builders joining the project.
What is Côta Vera?
Côta Vera is a new master planned community devoted to well-being, a spectrum of outdoor experiences, and community connection. We are located in Chula Vista, within the larger Otay Ranch masterplan, and will have single family homes and townhomes for sale as well as apartments for lease.

What are the Community HOA Dues?
We are unable to provide an answer to this question in a short way. All of the dues will vary depending on which home type you purchase. Please contact a sales agent for more information.
What are the CFD/Mello Roos taxes in this community?
The tax rate for your home will depend on the exact square footage and purchase price so you will need to speak with a sales agent in order to find this out.
Will there be any affordable housing built at Côta Vera?
Yes, in the first phase of Côta Vera there are currently 175 affordable apartment units leasing. HomeFed is required to provide a minimum of 10% of the overall project in affordable housing, so you will continue to see more affordable units as the project progresses. Phase 2 will have an additional 275 unit apartment complex dedicated to affordable housing.
Are VA loans accepted?
Yes, each builder in Côta Vera provides access to preferred lenders that can help to arrange VA loans for qualified buyers, and homebuyers are always at liberty to use their own lenders as well.
Will the builders be co-oping with brokers?
Each builder is different with their co-oping. Please reach out to them directly!
How long is construction expected to last?
Côta Vera opened in 2022 and, in total, contraction is expected to last about 10 years. Côta Vera is broken up into two phases of development. Phase 1 is actively selling and Phase 2 will begin selling sometime in 2028. To learn more about our construction phases, please visit our Construction Phase page.
Will there be rentals built at Côta Vera?
Yes. There will be about 2,500 Apartments/Townhomes for lease at Côta Vera. (Note: Subject to change based on Developer land plan and City Approvals)
Will there be any single level homes?
Our Haddington 55+ community by Cal West is an age-qualified community that offers single-level living.
When will these homes be available for sale?

When did Cota Vera first open?
We welcomed our first few families to move into the neighborhood by Spring of 2022. We currently have over 1,000 residents in the community.

What is the Lifestyle Committee and how do I get on it?
The Lifestyle Committee is a subcommittee of the HOA. All residents are eligible to volunteer for the Lifestyle Committee to help advise the Lifestyle Coordinator on events and activity planning.
I’m in a Sub Association. Can I still participate?
All residents who pay into the HOA–including townhome residents who are part of both the masterplan association and a townhome subassociation–receive WayWell as a benefit of their HOA membership.
How do I reserve my spot at a WayWell event?
You can do this with a quick tap on the WayWell app. The push notifications for each event include built-in links to manage your RSVP. When a community does not have an app: Event invites are sent via email with a link to an Event Page where you can RSVP. A “yes” RSVP will ensure you receive event updates as the date nears. Be sure to add the community email to your safe sender list so event emails don’t get sent to your junk mail.

How often is there community programming in Côta Vera?
We’re aiming for once a month.
Can I bring a friend to these community events?
In general, no, WayWell is for residents only. But we may host an event each year geared toward bragging to your friends about all the fun you’re having, in which case you could bring a friend or two. Stay tuned on that.
Do I have to RSVP or can I just show up?
For planning purposes, we ask that you RSVP, as some events have limited space. You can do so through the app or by emailing Hanna, your WayWell Lifestyle coordinator at: hbokaie@powerstonepm.com
How do I know what is coming up?
The best way is to download the Côta Vera app, where the events calendar is updated in real time and you can sign up for push notifications.
Is all this programming really free?
WayWell is a benefit of your HOA membership and almost all events are provided to the community for zero extra dollars. Occasionally, an event (think wine paint night) will have a small fee to cover the cost of materials.

Which schools will serve residents of Côta Vera?
The district always has the authority to change school boundaries at any time, but currently, our Elementary School students will attend Wolf Canyon Elementary , our Middle School students will attend Rancho Del Rey Middle School , and our High School students will attend Olympian High School . Tell me about the parks and recreational amenities planned for Côta Vera.
The heart of the community features the Central District which includes the Central Square Park, the Central Bark Park, the Central Pop-Up, and The Shops at Central District. Phase 1 will have a Filipino American Veterans Park featuring a basketball court and pickleball courts. Phase 2 will have a large central park and has a site for a future Elementary School. The neighborhood pool, The Lido Swim & Social, is now open. It’s all brought to life by WayWell, a robust calendar of events, classes, resources and gatherings crafted by our own lifestyle team.

What type of stores and restaurants will be in the Côta Vera Central District?
The Central District will include 4-6 neighborhood shops, 1 of which will be built for a restaurant. Just beyond the Central District you’ll find larger retail opportunities which are yet to be determined. See the location Map for more info about the surrounding areas.
Will Côta Vera offer open spaces and will natural areas be preserved?
The final land plan is still underway but currently Côta Vera will include many neighborhood parks and pocket parks. The community will also offer trails and paseos throughout the neighborhoods. Côta Vera will eventually connect to the overall Otay Ranch trail system and is also adjacent to the Otay Valley Regional Park, which extends all the way to the ocean. HomeFed, the developer of Côta Vera, is contributing to the preservation and restoration of the Otay River Valley in conjunction with various environmental agencies.
